Finding A Great Home, The Secret.

Interview with Home Buyer Specialist Steve Kaller and Real Estate Experts founder Rex Riffel.

"If you want to buy a home you need to get out and actually see a lot of homes," says Rex Riffel of the Real Estate Experts. "The problem is that home buyers today have such overwhelming amounts of information about homes that they are actually missing the best ones."
 Steve Kaller
Steve agrees, "It is great to look at homes on the computer but nothing can take the place of actually driving through the neighborhoods and going into homes," says home buyer specialists Steve Kaller with the Real Estate Experts. "I don't care what the photos look like or the satellite views or the Google map photo of the house in neighborhood look like, until you get out and start going into homes on a regular basis you will never find the best home for you."

Steve should know. As a home buyer specialist and valuation expert for the banks Steve sometimes sees hundreds of homes in a given month  Steve also has extensive experience in New Home Developments.

"If your strategy for finding a home is based mostly on computer searches you will miss some of the best homes on the market, "says Steve. "This new flood of technology is actually a home buyers biggest ally if you understand that it is being used by many home buyers to eliminate homes from their searches without ever seeing them."

Steve tells us that the home buyer system is fundamentally flawed in that the information and photos provided on the internet may not be an accurate representation of a given home. "Let's face it - most Realtors are not professional photographers or marketing experts," says Steve.  "Most go out with a cheap digital camera and have no clue how to shoot dynamic photos of a home. This means that most of the homes you see on the internet are poorly represented and therefore passed over by the home buying public."
 Rex Riffel
There is however still tremendous value to the tools available to home buyers looking for a home. "We want home buyers to use the online tools available to their fullest advantage," says Rex Riffel of the Real Estate Experts. "This is why we offer a Free House Hunter Service that utilizes the most powerful online tools for finding homes today."

"Our House Hunter Service automatically sends all homes listed for sale to our home buyers every day. Including all Foreclosures, Short Sales and Fixer uppers.

"We want to make sure they are first to know about the best homes on the market the minute they are listed." Adds Rex. There is no charge for our House Hunter Service or obligation to ever buy a home but even with these powerful home finding tools  nothing can take the place of actually getting out there and seeing homes For Sale.

"Sometimes a lot of homes" says Steve. I don't care how sharp the photos there is still nothing that can replace the actual experience of driving through neighborhoods and going into homes.

The Real Estate Experts believe that home buyers often need to see a lot of homes before they are really ready to buy one. "It takes a while to get acclimated to the market," says Rex, and our buyers may need to look at 30 or 40 homes before they really knows what they want in a home."

"Or don't want," says Steve. "It's just as important to know the areas that you don't want to live in and the types of homes you don't want to buy. It's all part of the process."

After a home buyer has seen many homes they start to become aware of values. "Within a short time our home buyers can walk into just about any home and peg what the selling price will be the minute they walk in. In lots of ways they know the market better than the real estate agents."

"It doesn't take long," says Rex, "They just need to be out there looking at actual homes in the evenings and the weekends. Pretty soon they narrow down the areas and exactly the size of home they want to buy. Then when they walk in the right home the home will sell itself."

"There is no real magic to the process says Steve, Home buyers  just need to see a lot of homes and then when the right one shows up on the market they will recognize it right away. It will feel like the house was made for them.

"It's always real exciting for us too, says Rex. "After we have seen dozens of crummy, dark dirty overpriced homes and then to walk into one that is brand new on the market or has gone through a dramatic price reduction. We all walk in and recognize that it has an extreme amounts of upgrades, is in a much better neighborhood and will sell in a day or two. They love the home the minute they walk in the door and sometimes even burst into tears because they know the house will be perfect for their family and they know that they can buy it.

"It really is an amazing experience," Steve says, "and it just takes some dedication to getting out and seeing homes."

"Our House Hunter Service will give them every home for sale every day, says Rex, "and we will get them access. The rest is really up to the home itself."

The Real Estate Experts House Hunter Service automatically sends complete information about every home For Sale to the Real Estate Experts home buyers. Each listing comes with up to 20 photographs, full description, advanced mapping capabilities, satellite views and even number of days on the market.

"It's a super powerful system," says Steve. "We can even communicate back and forth with our home buyers through the system. And we can show them how to search for homes themselves or change their home buying criteria if they change their mind about the areas they want to live or number of bedrooms they need. We can even teach them how to set up multiple search areas if they want to watch for homes in specific neighborhoods. "

"It really does put the home buying experience in their hands." Says Rex, we are really there to assist them in accessing properties, provide more information, negotiate on their behalf and make sure that everything is legal. But as powerful as the system is it is still no replacement for actually going out and seeing homes," says Rex, "lots of homes." It's the only way to find a great one." Besides we have to look ahead to the future. The better home you buy today the easier it will be for us to sell it later when you decide it's time to move."
